2025 Jamaica Plain Apartment Rental Market Report

The apartment rental market in Jamaica Plain has steadied itself out over the last 2 years.  Apartment supply figures have shown consistent seasonal patterns throughout the last 24 months after a tumultuous 3 year period marked by a global pandemic and subsequent market recovery.  Now, apartment supply is much scarcer in Jamaica Plain than it was prior to the pandemic, and rent prices have been on the rise as a result.  Here are the trends driving Jamaica Plain’s apartment rental market in 2025.

Jamaica Plain Apartment Supply Figures

The current real-time availability rate (RTAR) for Jamaica Plain apartments is 3.36%.  That figure is down -8.70% year-over-year and up +53.42% compared to 2 years ago.  Both 2024 and 2025 saw RTAR peak in late April at 4.26% and 4.44% respectively.  This is a significant drop off from the years prior to the pandemic when RTAR would peak in the 6-8% range in Jamaica Plain.

The current real-time vacancy rate (RTVR) in Jamaica Plain is 0.92%.  That figure is down -28.13% year-over-year and up +29.58% compared to 2 years ago.  Overall, vacancies in Jamaica Plain have remained consistently low throughout the past 24 months.  Both 2024 and 2025 saw vacancies spike just shy of 2% during the first week of September before trending back down to the 1% level.

Based on our real-time Jamaica Plain rental market data, the median days on market for an apartment in JP is 41 days.  That figure is up +8 days from a year ago and +4 days from a month ago.  As rent prices have climbed higher in Jamaica Plain, rental units have stayed available longer, indicating we may be seeing rent prices approach their ceiling in JP.

Jamaica Plain Average Rent Prices

The current average rent price in Jamaica Plain is $3,484.  That figure is up +10.60% year-over-year and up +10.04% compared to June 2023.  Rent price growth in Jamaica Plain has outpaced most other neighborhoods in Boston over the past 12 months.  In fact, as of this year, renting an apartment in Jamaica Plain is now more expensive than renting an apartment in Boston ($3,319).

Prices for studio apartments in Jamaica Plain saw the biggest year-over-year increase, jumping by +13.15% since last June.  Jamaica Plain 1 bedrooms recorded the smallest increase compared to last June (+0.81%).  Prices for 2 bedrooms, 3 bedrooms, and 4 bedrooms in Jamaica Plain increased by +4.54%, +5.92%, and +6.80% respectively.

2025 Jamaica Plain Rental Market Forecast

While Jamaica Plain’s rental market has shown consistent shortages in rental supply over the last few years, it may be hard to predict what will happen over the next 6-12 months.  Supply is certainly still tighter than what we’ve seen in years past, but rent prices have grown by large margins in JP in recent years and have officially surpassed the average rent price for all Boston apartments.  So what was once an affordable option for Boston-area renters is no longer all that affordable.

With median days on market getting longer for apartments in Jamaica Plain, we may be looking at rent prices plateauing throughout the remainder of 2025.  Because of this, we expect rent prices to flatten out and finish the year up somewhere in the +1-3% range in Jamaica Plain.  We will continue to monitor these trends as they develop right here on Boston Pads.
