Rent prices rose for 1-bedroom and 2-bedroom apartments in JP over the last 12 months, and dropped for all over size categories. Prices for 4 bedrooms dropped the most, down -5.76% since last June. All other unit sizes saw slight downturns in the -1.5% to -2.5% range.

The remainder of 2026 will hinge on one central question: Can renter demand absorb the additional inventory that has emerged this spring?
