Allston Apartment Inventory Is Making A Comeback
The current real-time availability rate (RTAR) for Allston apartments is 7.97%. That figure is up +16.18% year-over-year and up +77.90% over 2 years. Allston’s RTAR typically peaks in late March/early April somewhere in the 10-12% range, although we haven’t seen that occur over the past two years. At this point, it appears like Allston’s RTAR will come close to or surpass the 10% level for the first time since 2022.
Allston’s real-time vacancy rate (RTVR) is currently 1.58%, up +102.56% over the last 12 months and up +187.27% over a 2 year time span. Vacancies for apartments in Allston, MA remained below the 1% level for the most part of the past 3 years until spiking in September 2024 to 2.03%. While vacancies jumping by 1X or 2X would normally be concerning, the current vacancy rate in Allston is at a very healthy level and the large increase is more a function of the historically low inventory we’ve endured over the past 2-3 years.
Based on our most recent Allston rental data, the median days on market for an apartment in Allston is 17 days which is low. In our 2024 Allston apartment rental market report, that figure was 15 days, signaling that apartment demand in Allston may be down slightly but still strong. So as both demand and supply for apartments in Allston has remained steady over the past 12 months, so have rent prices.

2025 Allston Apartment Rental Market Forecast
Looking ahead to 2025, there is a lot of room for optimism in Allston’s apartment rental market. With both apartment supply figures and rental demand remaining steady, we expect the days of rapid price surges are behind us. The new administration is poised to unleash our domestic energy sector which will effectively drive down costs of new construction and reduce inflationary pressures. This will contribute to new development projects breaking ground and a much needed injection of new housing stock in the 12-18 month range.
However, the effect on housing supply will not be felt this year. Expect apartment supply levels to closely mirror what we saw last year. As the economy improves and inflation is curbed, renters will have greater purchasing power which will likely push rent prices up by a small margin (2-3%) in 2025. If Boston chooses to ban renter-paid broker fees, apartment prices will inevitably rise by a higher margin in the 5-7% range as landlords look to offset this cost in the form of higher rent prices. Ever increasing taxes and overspending by government agencies unable to control their budgets nearly always cause rent prices to go higher. This inconvenient truth is often overlooked by the main stream media due to the fact that some journalists lack macro and micro economics training and tutelage and therefore neglect an often large elephant in the rent room.
